KOZINA HOUSE || An Expert Blend to Create A Welcoming, Cozy Residence in Trhové Sviny, Czech Republic

Nestled in the historical part of a small South Bohemian town, Kozina House combines two neighbouring homes into one to create a contemporary home.

The owners wanted something different from the usual modern suburban villas, and thus converted two homes hidden with the narrow sleepy streets just steps from the bustling city traffic into a minimalist, cozy home. Of the two neighbouring residences, one had undergone significant reconstruction at the turn of the millennium, whereas the other was in a state of disrepair and needed a lot more work.

The new building program was executed by Atelier 111 architekti; to seamlessly blend the two distinct profiles, unsuitable modern elements were removed while original stone masonry and other historical fragments were retained, a move which added character to the resulting residence.

A large window looks out onto the quiet terrace.

Sunlight pours in from the large format window, gently reflecting off the cement screed flooring.

A rounded arched roof in the kitchen, living and dining area.

The interior design utilizes a natural, neutral palette to keep the overall feeling minimalistic. Oak windows, furniture and flooring establish a welcoming, cozy vibe for the home. Unique skylights and large format windows draw in an abundance of light both on the ground floor and in the attic level in the children’s playroom.

The modern, sleek design of the kitchen using compact, laminate boards makes everything appear orderly and tidy with minimal effort. The dining area and living area, while all co-existing in the open layout, still feels very roomy.

Thoughtful details such as the arched skylight above the kitchen draw in an abundance of natural light.

We always appreciate a comfortable reading nook.

It is impressive that the team managed to create an expansive residence in a small, compact space to include a large living and dining area with an adjoining outdoor terrace, an attic with children's rooms and a playroom, a bedroom with its own bathroom, and a garden with fruit trees. Top top it all off, there is even space for not one, but two, garage spaces and a large workshop with a car lift.

The contemporary and minimalist rooms consider both form and function, with ample storage integrated into the design. Lighting fixtures utilize simple light bulbs and natural light, with white walls and light flooring to create a light-filled room. Kozina House effortlessly blends unique homes with different stories to merge them into one new, consistent storyline.

Similar to other areas of the home, the bedroom features large format windows, but with carefully arranged closets for added privacy.

A steel and oak staircase leads to the upper floor.

Upstairs in the attic there is a children’s playroom with transparent glass flooring.

The glass flooring adds a playful touch that could create a sense of being suspended in mid-air for imaginative children.
